The program for the upfit evolved out of the company’s need for a design studio that fosters open communication, offers views of downtown Winston-Salem, and lets in daylight. The straightforward floor plan and limited palette of materials work in combination to create a simple, but elegant solution.

All offices have direct views to the outside. Daylight nourishes the occupants. Colors brighten the space and add visual interest. Glass partitions let light travel throughout the interior. Unenclosed workstations encourage open communications. The restrained use of materials (wood, glass, steel, and drywall) reduces waste. The downtown location encourages walking at lunchtime, promoting health and reducing daytime automobile travel. Classic modern furniture inspires. Ergonomic seating aides comfort. Indirect lighting reduces eye strain. Employees are afforded the same furnishings as the partners.

The renovation of Forney is the most complex renovation of my career for two reasons. One – drawings of the existing building were limited thus requiring significant effort to measure and record the structure in plan, elevation, and section. We put further effort into carefully measuring windows, cornices, stone trimmings, etc. Two – the building was built in 1905 with a grant from Andrew Carnegie, enlarged in 1923, partially destroyed by fire in 1932, renovated and enlarged in 1932, and structurally altered and renovated in 1954. This complex history of significant structural changes resulted in a building that was a conglomeration of varying structural systems. Diligently measuring and documenting the building placed us in all corners of the building – above ceilings, in crawl spaces, the attic, etc. Through this process, we came to know the building on intimate terms, learning the building from the inside out, making a tangible connection with hidden inner details that lie in secret from the usual occupants. Equipped with this in-depth knowledge of the existing structure, we set out to learn the user group’s (Information Technology Services) needs for working in the building. The completed design satisfied the user’s needs, delivered a sensitive renovation of the exterior envelope, remade the rear façade, added the rear terrace, and recreated the building interior as a continuation of the building’s exterior aesthetic. Interesting portions of the interior renovation included the restoration of the Winged Victory of Samothrace, granite benches made from repurposed granite curbing, custom bronze building directories, and restoring the front two rooms to single-volume spaces. Extensive effort was made to integrate the mechanical ductwork into the architectural design to prevent unwanted soffits.

Architect-of-Record: Dishner Moore Architects LLP

" >

The center of the building was demolished to 1) make the building two stories throughout, 2) install an elevator, 3) replace the egress stair towers, and 4) provide centralized handicap compliant toilet rooms. The basement was altered to house the mechanical and CDF rooms. The remainder of the building was gutted down to load bearing walls and floors.
The rear of the building faces an important quadrangle on the campus. Making the building two stories throughout, creating a new rear elevation, and adding the rear terrace connected Forney to the quadrangle and provided handicap access.

The main objectives of the renovation are listed below.

1. Gut the building interior down to the existing structural elements of floors, walls, and roof.

2. Install a new elevator, toilets, plumbing, fire protection, mechanical, and electrical systems.

3. Replace the built-in gutter linings, downspouts, and built-up roofing.

8. Replace the building cornice.

Existing areaways were demolished and waterproofing installed without excavation in the tree root zones at the south facade.
The facility is located in Raleigh, NC and contains state environmental laboratories and offices. Three components of the Division of Environmental Management are located in 1-story buildings positioned around a common courtyard. The building architecture juxtaposes the technological laboratory function against the Neo-classic symbolism of the state government buildings. The solid end walls and the colonnades are formed of limestone colored concrete. The fluted columns and rusticated end walls are adapted from the Greek style of the North Carolina State Capitol building designed by Alexander Jackson Davis. The customized curtainwall system provides daylighting for the laboratories and expresses the modern laboratory function of the building interior. The buildings are rotated 15 degrees counterclockwise off the north/south axis for optimum solar orientation. Colonnades and sunshades on the south facades prevent direct solar heat gain on the curtainwall. Vertical tubes mounted to the curtainwall demark the 10’-6” laboratory planning module.

      <pageLevel3 title="Building Photographs" pagetitle="" subtitle="" copy="
Louis Sullivan is well known for the words “form ever follows function”. Frank Lloyd Wright altered the phrase to “form and function are one”. Nature is the source of all organic design. The concept of a seed containing the entire genetic code for the growth of a plant in response to its unique purpose and natural habitat is a recurring theme in Sullivan’s writings. Design is an architectonic response to human needs and desires. A proper response (solution) occurs in the present, it is an answer to the dynamics at work within our society. For a building, including all its attributes and systems, to ascend to architecture, it must be in equipoise with its site, people, current technology, and the natural world. The design for East 54 occurred in direct accordance to the site (situation) and the uses contained within the project.

The site is oriented on an east-west axis restricted by Highway 54 to the north and Finley Golf Course to the south. The office building (1000) provides a transition between the busy highway and the project interior. The project interior is held to the minimum width necessary for retail surface parking, planting beds, and pedestrian space. The west end of the project interior is a Plaza with a performance stage and outdoor dining. Traffic circulation bypasses the Plaza to simplify closing the Plaza to cars during performances or other scheduled activities. The Plaza is a flush walking surface with bollards to separate cars and people in lieu of a curb and gutter. The geometric pattern identifies the Plaza and provides interest for people on the ground and in the buildings above. The condominiums are positioned between the Plaza and the golf course. The 4 uses are parking (structured and surface), retail, office, and residential. Design began with rezoning and a commitment to the town to deliver LEED certification and 30% affordable housing. The horizontal and vertical placement of the different uses, determination of the structural systems (materials and column spacing), and integration of site requirements fixed the placement of all the parts. Retail is located on the first floor sandwiched between basement parking below and the primary building uses above. Building 1000 is office and Buildings 2000, 3000, and 4000 are condominiums. Condominiums are connected at the fourth floor via bridges that lead to the pool terrace and exercise room located atop Building 4000. The pool terrace and condominiums in Building 4000 cap the parking deck used for office and residential parking. The hotel and office share parking to take advantage of alternating demand times.

The architectural design of the building envelopes occurred in concordance with the interior functions and the desired sculpting of positive and negative space. Retail bays include recessed glass storefronts and awnings to provide protection from the weather. Abundant glazing at the residential units combined with high-performance glass, operable windows, and protected balconies provide ample daylight and connection to the outdoors. The circulation tower at Building 4000 demands attention to assist with way finding. Similar roof forms are used to accentuate the entrance lobby of Building 1000. The office lobby is centrally located and provides a pedestrian link between the bike path and the project interior. The east half of Building 1000 is designed to accommodate large tenants. The west half of Building 1000 is composed of standard 20’x65’ retail bays terminated by an end-cap space.

      <pageLevel3 title="Private Residence 1" pagetitle="Private Residence 1" subtitle="Winston-Salem, NC" copy="
The residence and driveway are situated to minimize disturbance to the site and trees. Tree roots along the edges of the driveway were pruned prior to the start of construction to prevent root damage from construction traffic. The front edge of the house, excluding the porch, coincides with a topographic line on the survey to limit the need for grading. The house is held tight against the tree line on the south face to provide a close connection with the naturally wooded site, thus preserving the open area north of the house for the geothermal well field and garden. The house is a conceptualization in the Shingle Style. Originators of the American Shingle Style studied early colonial houses and the ad hoc arrangement of additions and alterations that produced informal building masses. My interest is in the compositional freedom of the Shingle Style and creating a house in response to the owner’s lifestyle and habits, and the influences of the site. A process based on sculptural flexibility free from the shackles of symmetry and the empty adherence to architectural rules from bygone eras and cultures. Unfinished wood shingles with dark green trim cover the exterior walls and roof. Earth tone colors soften the distinction between building and site. An abundant use of windows admits daylight to the interior and provides visual continuity from inside out. The first floor garage and master bedroom, and the second floor office and exercise room are intentionally placed at opposite corners of the house. Rooms are intentionally arranged to move the occupants through all portions of the house via ordinary daily circulation patterns.

The long axis of the house is on an exact east-west orientation. Careful detailing of the thermal envelope, the use of Icynene spray foam insulation and the Tyvek building wrap system, and a geothermal mechanical system create an energy efficient residence. Crawl space and attic are sealed, insulated, and semi-conditioned. Mechanical units and ductwork are carefully integrated into the architectural design to minimize noise transfer and prevent the need for drop soffits. Long span wood trusses spaced 24” on center and the integration of steel framing reduces material quantities used in the structure. The gestalt or working whole takes advantage of modern day materials, design methodologies, and engineering practices to reduce energy usage and achieve healthful living conditions for the occupants.

<pageLevel2 title="Philosophy" pagetitle="DMA Philosophy" copy="Dishner Moore Architects seeks to create architecture of lasting value. With our talent and experience, we apply the three essential principles of architecture - aesthetics, efficiency and durability - to fulfill our client's needs. We participate in designing and building structures within a defined boundary, referred to as "the site"; the building and site together form the built environment. The positive shaping of the built environment through the skillful combination of these three principles creates well balanced architecture. As architects, we listen carefully to our client and respond with design solutions that are both useful and creative.
DMA provides the creativity to realize our client's vision." >
